Each account your site relies on should be owned by the business, not by a person or an agency. Student lettings firms and small hospitality businesses change hands more often than most, and a domain tied to a former manager's inbox can lapse quietly just as the next tenancy round opens.

  • Domain: the .co.uk or .com registered to the limited company or sole trader, renewal set to automatic, reminders going to a shared office mailbox.
  • Hosting and DNS: a server contract you sign yourself, located in Britain or the EU, plus a DNS login of your own (DNS being the settings that send visitors to the website and messages to your mailbox).
  • Property and booking software: the lettings platform, booking engine and payment provider set up under your account, so tenant and guest records never sit with a supplier.
  • Google tools: Search Console, Analytics and the map listing created under a business Google login; studios get user access that you can revoke at will.

Local Search From Gilesgate to Pity Me

When someone types "near me", the map listing does most of the work of getting you seen; your pages then have to convince them. Keep the business name, address, phone and hours identical in both places, letter for letter.

  • Name: exactly the name on your sign. Google's guidelines rule out additions such as "Durham Student Lets Cheap" in the business name.
  • Service area: a salon on North Road shows its address, while a joiner covering Langley Moor, Brandon and Sherburn can hide it and list those areas.
