In paid search a hotel competes with more than the property next door: OTAs, metasearch sites and tour operators all bid for the same guest. A template campaign sees neither that race nor the commission behind it.

OTAs own your brand search

When a guest searches your hotel's name, an OTA ad often sits above your own listing. Google does not restrict trademarks as keywords, so without a brand campaign even loyal returning guests end up booking through a channel that charges you commission.

Ads shown where the hotel is

Location targeting set to the hotel's own town shows ads mostly to locals. Holidays are planned weeks or months earlier in the guest's home city or country, so the people who actually book never see the ad.

Tracking stops at the booking engine

Most bookings complete on an engine that runs on a separate domain. Without cross-domain measurement and a tag on the confirmation page, Google Ads and GA4 never see the booking, and bidding runs blind.

Bookings counted, not valued

A one-night standard room and a week in a family suite count as the same single conversion. Without booking value and cancellations in the account, smart bidding learns to buy more low-value stays.

The ad shows a nightly rate and a resort fee, cleaning fee or tax appears only at checkout. UK rules now prohibit this drip pricing, and the US FTC rule requires the total price for short-term lodging, so both ads and landing pages need the all-in figure.

We build a hotel account around the way guests decide. The first campaign covers brand search, so a guest typing your hotel's name sees your ad and your official site rather than an OTA. What a hotel ad account needs

These decisions shape a hotel account more than any others; we usually take them in this order.

All-in rates in ads

In the UK, mandatory charges belong in the total price wherever they can be calculated, and hiding them until later in the booking is illegal. In the US, the FTC rule requires the total price for short-term lodging to be shown clearly and more prominently than other pricing. We write rate ads and check landing pages against these rules; the final legal check belongs to your hotel.

Hotel Center and price accuracy

Google expects the total price shown in hotel results to match the total on the booking page the guest lands on, with all mandatory taxes and fees visible without extra clicks. Partners with poor price accuracy can face penalties, so we check the price feed and the booking page together.

Your name and the OTAs

Google does not restrict trademarks as keywords, while use in ad text can be restricted after a complaint. We run a separate brand campaign and watch impression share every week; if your OTA contracts say anything about bidding on your name, we read that clause with you.

Targeting by source market

Location targeting follows where guests live, not where the hotel is. Each market gets ads in its own language, its own budget and a room page in that language; hotel jobs, hospitality courses and hotel supplies go on the negative list from day one.

We have no hotel client whose ad account we manage yet; what we have built are booking-focused websites for hotels, boutique hotels and guesthouses. Rather than promise occupancy or revenue, we explain how we work, and our work in other fields is on the references page.

Hotel PPC: An Account Plan From Brand Search to Revenue Reports

A hotel ad account is less about buying clicks and more about managing distribution cost. The same room sells through your own site one day and through a commission channel the next; paid search earns its place only when a direct booking costs you less than the share an OTA would keep. Hotel PPC means running that comparison every single week, not once a season.

The sections follow the decisions in the order a property usually meets them, from campaign lines and your own name to tracking, pricing rules and reporting. Read it as our general Google Ads management approach, rebuilt for hotels, boutique hotels and guesthouses.

Which channel meets the guest at which moment

A hotel guest meets advertising at four distinct moments, and each one suits a different channel. Splitting the account along these moments keeps budget from drifting away from the point of decision.

  • Inspiration: the destination is still open; Instagram Reels, YouTube and Demand Gen video show the view, the room and the breakfast terrace for the first time.
  • Destination research: queries such as "boutique hotel Cotswolds", "adults only hotel Santorini" or "cabin with hot tub Lake District" arrive; destination and style campaigns answer them.
  • Comparison: the guest enters dates and sees rates side by side in Google's hotel results and on metasearch sites; a Hotel Center price feed puts you on that screen.
  • Final choice: the hotel is picked and the guest types your name; the brand campaign connects that search to your official site.

After arrival, guests search your name again for the restaurant or spa, so brand sitelinks should reach beyond rooms.

Ask the front desk where direct bookers say they first saw you. If nobody knows, start with the final choice, then comparison, destination research and inspiration last; the reverse order spends money on the vaguest moment while tracking is unproven.

Let budget decisions draw campaign lines

The only good reason for a separate campaign is a decision that needs its own budget or its own bid target. Searches for your hotel's name are cheap and close to booking; destination searches are expensive and slow to convert. Put them together and smart bidding piles money onto the easy side while discovery dries up.

  • Brand: hotel name and common misspellings, one campaign, its own budget.
  • Destination and style: one ad group per main area or theme, so family, adults only and beachfront intent never share an ad.
  • Performance Max for travel goals: if Hotel Center is connected, rates and availability run from here.
  • Inquiry campaign: weddings, meetings and group stays, where the goal is a qualified form rather than an instant booking.

Groups with several properties give each hotel its own brand campaign. A single campaign holding all names shifts spend toward the most searched property, and the smaller one disappears.

Name campaigns by market, type and language, for example "UK, Destination, English". Once everything is live, check the search terms report: if a term shows in two campaigns, add your brand terms as negatives in the destination campaign. A small guesthouse rarely needs every layer; a brand campaign plus one destination campaign is enough until tracking has settled.

Taking your own name back from the OTAs

A brand campaign stops a guest who has already chosen you from slipping into a commission channel, which is why it is the first campaign we switch on in hotel PPC. The real gain is that the booking completes on your site.

Keep keywords narrow: the hotel name plus "booking", "phone", "reviews" and "address". The ad says plainly that this is the official site and leads with a perk only direct bookers get, such as late checkout or an airport pickup.

  • Use auction insights to see which OTAs appear on your name and how often they sit above you.
  • Separate impression share lost to budget from impression share lost to rank, and fix each on its own.
  • Read the rate parity and brand bidding clauses in your OTA contracts; a perk that is not a lower price is often the safer lever.

Success here is measured by how often you hold the top spot on your name, not by booking count alone. Organic results share the same screen, and hotel SEO work adds a second line under the ad for your site and business profile, so both channels defend the search together.

Keyword clusters and a hotel negative list

Hotel searches fall into five clusters, and each has its own intent and therefore its own landing page. Mixing them shows an adults only property to someone planning a family break.

  • Destination: "hotel in St Ives", "Napa Valley inn", "Amalfi coast hotel".
  • Style: "dog friendly hotel Cornwall", "adults only resort Cancun", "family hotel with kids club".
  • Amenity: "hotel with rooftop pool", "room with hot tub", "beachfront guesthouse".
  • Occasion: "anniversary weekend away", "Christmas hotel break", "spring break resort".
  • City and business: "hotel near ExCeL London", "hotel near JFK airport", "hotel near convention center".

Write the negative list on day one; "hotel" is searched far outside travel. Start with hotel jobs, housekeeping vacancies, hospitality degree, hotel management course, hotel supplies, hotel slippers, hotel for sale and how to start a hotel. Add cultural noise as well: films, songs and games with "hotel" in the title will otherwise trigger broad queries.

Start with phrase match. Broad match makes sense only when booking value flows back correctly and runs under value based bidding; otherwise every question containing "hotel" costs money. Keep negatives in a shared list at account level, so each new market campaign inherits it, and add language specific terms, such as German job searches, separately.

Preparing Hotel Center and checking the price feed

Showing your rate in Google's hotel results is a connectivity job; opening an ad account alone does not do it. We run the setup in this order:

  1. Ask your booking engine or channel manager, in writing, whether it is a Google connectivity partner.
  2. Open Hotel Center in your hotel's name and match the property to your Google Business Profile; name and address must agree in both places.
  3. Agree with the provider how mandatory taxes and fees are sent in the feed, market by market.
  4. Switch on free booking links first; they show whether the feed is accurate before any paid budget runs.
  5. Watch the price accuracy report for two weeks, then connect the Performance Max for travel goals campaign.

Price mismatches usually have plain causes: a room type in the feed that differs from the page, breakfast included in one place and excluded in the other, a changed cancellation policy, child age rules, or a cached old rate. Each one means the guest lands on a different number from the one Google showed.

The official site badge goes to hotel owners and their technology partners; if it is missing next to your name, read the Hotel Center warnings. If your engine cannot connect to Google, start with search campaigns and plan any engine change for your quietest booking stretch.

Targeting where guests live, in their language

Location targeting follows where the guest is, while ad text and landing page follow the guest's language. A beach resort in Florida mostly sells to people in Chicago, Toronto and London, not to people who already live on the coast.

In Google Ads location options, "presence: people in or regularly in your targeted locations" is the right base for source market campaigns. "Presence or interest" also catches people researching your area from anywhere; test it in a separate campaign with its own budget.

  • Language: a German ad lands on a German room page; a German guest dropped onto an English page often returns to the OTA.
  • Currency: the page shows the amount the guest will actually pay in a form they recognize.
  • Time: ad schedules follow each market's local hours; the account runs on one time zone, so you calculate the offset.
  • Expat audiences: English speakers living in Germany or the Gulf can justify a campaign that pairs that country with English language targeting.

Keep the number of markets within what your tracking can handle, since every new country means its own copy, page and report line. Tag each market's links with a UTM builder so Meta and email traffic split the same way. We use a similar date and availability logic in villa rental advertising.

Measuring bookings with value, step by step

Hotel ads launched without tracking teach bidding the wrong lessons, so these steps come before any campaign spend.

  1. Ask the engine provider whether custom code or Google Tag Manager can run on the confirmation page, and whether the data layer exposes booking value, currency and booking reference.
  2. Add the engine's domain to the same GA4 data stream and switch on cross domain measurement; list the payment provider's domain under unwanted referrals.
  3. Create a purchase conversion action in Google Ads that carries value and a transaction ID; the ID stops one booking from counting twice.
  4. Set up enhanced conversions and consent mode; Google requires consent mode for visitors from the European Economic Area.
  5. Make a real test booking, cancel it, and confirm that the value arrived and the cancellation registered as an adjustment.

Only completed bookings count as the primary conversion. Date searches, room views and checkout starts stay secondary; they do not feed bidding, but they show where the funnel breaks.

Cancellations and date changes flow back weekly: a canceled booking is retracted and a changed value is restated. Skip this in hotel PPC and the inflated, never realized revenue of the early booking period will mislead every decision in the middle of the season.

What the room page behind the ad must show

An ad click should land on a decision already half made: which room, which dates, what total. A search for "boutique hotel St Ives sea view room" goes to the sea view room page, not the homepage.

  • The date picker sits on the first screen, so the guest can check availability without scrolling.
  • The figure shown is the total including taxes and mandatory fees, with nothing new appearing at checkout.
  • Cancellation and deposit terms sit right next to the rate.
  • The benefit of booking direct is visible in one sentence.
  • Call and WhatsApp buttons give hesitant guests a second door.

Mobile speed is money here. Google rates a page as good when, for 75 percent of visits, the largest content element loads within 2.5 seconds (LCP), the page responds to input within 200 milliseconds (INP) and visual shift stays at 0.1 or below (CLS). Large room photos strain these limits most, so load the first gallery image compressed and the rest as the guest scrolls.

Landing page experience is one of the three Quality Score components, so a weak room page also pushes click costs up. Fix the page before scaling ads; we cover design and engine integration on our hotel website page.

Meta, YouTube and remarketing audiences

Meta and YouTube create demand while Google search captures it, so judging both by the same last click yardstick makes visual channels look weaker than they are. Split the Meta budget into two jobs: introducing the property at the inspiration moment and calling back people who searched dates and left.

A Meta hotel catalog holds images, address and a starting rate for each room or property. On the engine side, the Meta pixel plus server side events track date searches, room views, checkout starts and purchases; the details are on our Meta ads management page.

  • Date searchers who left: short window remarketing with the room they viewed.
  • Checkout abandoners: cancellation terms and secure payment as the message.
  • Booked guests: excluded from sales ads, though a transfer or spa offer before arrival can work.
  • Past guests: an opted in list uploaded through Customer Match, with a reminder for next season.
  • Video viewers: Reels and YouTube viewers become their own audience for the early booking period.

Before uploading a past guest list, confirm with your privacy adviser that your privacy notice and the consent you collected cover this use.

Rate display rules in the UK and the US

The price in a hotel ad has to be the price the guest will actually pay, and both of our main English language markets now spell that out. The rule applies to search headlines, price assets, figures in Meta creative and the landing page at once.

  • United Kingdom: mandatory charges belong in the headline total wherever they can be calculated, and adding them later in the booking flow, known as drip pricing, is prohibited.
  • United States: the FTC rule on unfair or deceptive fees requires the total price for short term lodging to be shown clearly and more prominently than other pricing; it took effect on May 12, 2025.
  • Reference prices: a "was" rate in an offer must be a price you genuinely charged, not one invented to make the deal look bigger.
  • Limited offers: if an early booking rate covers only some rooms or dates, the ad and page say so.
  • Property claims: star ratings and grades appear only as awarded by the scheme that granted them.

Check every new piece of copy against this list before it goes live and log the check date in the campaign notes. Our hotel PPC copy is written within these rules; the final legal sign off belongs to your hotel, and properties in other countries follow their own local rules.

Spreading budget across the booking window

The budget calendar is set by the days bookings are made, not by stay dates, and your booking engine's history tells you that calendar better than any guess.

  • Window analysis: for the last two seasons, measure the gap between booking date and arrival date per market; long haul markets usually book earlier than domestic ones.
  • Occupancy link: trim destination campaigns for weeks that are nearly full and shift spend toward copy that sells the empty weeks.
  • Moving dates: school holidays, Easter, trade fairs and festivals shift each year and go into the annual plan one by one.
  • Short spikes: when a few days of an event will change conversion rates sharply, enter a seasonality adjustment in the bid strategy.
  • Off season: the brand campaign stays on while destination budget is rebuilt around the early booking period.

Order matters in bidding. A target ROAS set before enough valuable bookings exist squeezes the campaign into a tiny audience, so gather data with a value based strategy first and add the target once figures settle.

The weeks just after a season ends are the most overlooked slot in hotel PPC. While memories are fresh, showing next year's early booking message to past guests and video viewers usually costs far less than finding new people.

The numbers a hotel report should discuss

The headline of a hotel ad report is direct booking revenue; clicks and impressions exist only to explain it. The report should be simple enough that someone outside the hotel could answer one question: was the direct channel cheaper than the OTAs this month?

  • Booking revenue from ads and its ratio to spend; you can run the numbers yourself with our ROAS calculator.
  • Ad cost per booking set against the commission the same booking would have cost on an OTA.
  • Impression share on brand searches and the reason for any loss.
  • Revenue net of cancellations, and the cancellation rate by market.
  • Average length of stay and booking value, by source market.

Calls, WhatsApp chats and group inquiries are reported by quality, not volume: how many received a quote, how many turned into a stay and which came from the wrong audience. Uploading wedding and meeting inquiries that sales moved to the quote stage as offline conversions teaches the campaign what a good lead looks like; we build that flow with our lead generation setup.

Google supports only last click attribution for hotel campaigns. When debating the role of Meta and video, look at GA4 conversion paths together with how brand search volume moves over time.

Hotel account mistakes and what to do instead

Most of these mistakes happen during the first week of setup and go unnoticed for months. Each comes with the better alternative.

  • Sending every ad to the homepage: the guest has to search for the room again. Instead, use the room or style page that matches the query.
  • Counting the engine's first screen as a booking: everyone who picks dates becomes a conversion and bids inflate. Instead, make only the valued confirmation the primary conversion.
  • Running brand and destination on one budget: expensive destination clicks eat your visibility on your own name. Instead, give brand its own campaign and budget.
  • Cutting Meta after one month: video looks weak in a last click report, so it goes, and the early booking period is left unfed. Instead, judge it across a season alongside brand search trends.
  • Advertising closed room types: ads keep running for a suite taken off sale. Instead, tie occupancy changes to a weekly task list.
  • Letting the agency own the accounts: history and audiences vanish when you part ways. Instead, open Google Ads, Meta and Hotel Center in the hotel's name.

What these share is an account run apart from daily operations. Room closures, rate changes and new packages should reach the ad team on the day they are decided.

How to pick a hotel PPC partner and prepare

When you choose a hotel PPC team, judge the answers about tracking rather than promises about occupancy. A capable team asks about your booking engine before it talks about campaigns.

  • Whose name will the accounts be in, and how is access handed over if we part ways?
  • How will you get booking value from our engine, and what is the plan if the engine does not allow it?
  • Will the report show brand impression share and a comparison with OTA commission?
  • Do you take a share of ad spend, and how is the management fee set?
